Removing a Failed Epoxy Floor and Starting Fresh
We believe proper preparation matters more than simply applying a thick coating. Recently, we completed a garage flake floor project in Bloomfield Hills, Michigan, where the existing epoxy coating had failed despite being extremely thick. A thick coating cannot make up for poor surface preparation, so before installing our system, we had to completely remove the existing coating and properly restore the concrete underneath.
Removing the failed epoxy was a significant part of the project. We generated approximately 10 bags of concrete dust during the removal and preparation process, while also completing the necessary concrete repairs. Once the surface was properly prepared, we installed a new flooring system designed with long term performance in mind.

After removing the thick epoxy coating, we repaired the damaged areas and continued grinding until the concrete was properly prepared for the new system. This extensive preparation gave us the clean, properly profiled surface needed for strong adhesion and lasting performance.
We then installed our base coat followed by a full broadcast of our Marble Collection flakes in Carbon. The dark, almost black flake blend gave the garage a bold, refined appearance. We completed the system with our polyaspartic topcoat, creating a durable and attractive finish built for everyday garage use.
Why Proper Surface Preparation Matters
The thickness of a floor coating does not determine how long it will last. Proper surface preparation is one of the most important parts of any successful concrete flooring project. If a coating does not properly bond to the concrete, adding more material does not solve the underlying problem.
At Luxe Pro Finish, we take the time to mechanically prepare the concrete, address repairs, and create the proper surface profile before installing our flooring system. This extra attention helps establish the foundation for strong adhesion and long term performance.
Why Choose a Polyaspartic Flake Floor?
Polyaspartic flake flooring combines durability with a finished appearance that works especially well in residential garages. The seamless system helps protect concrete from moisture, stains, impacts, and everyday wear, while the decorative flakes add texture and visual depth.
For this Bloomfield Hills garage, the Carbon Marble Collection flakes created a darker, sophisticated appearance that completely changed the look of the space. The polyaspartic topcoat provides the protective finish needed to keep the floor looking great while standing up to daily use.
A Garage Floor Built on Proper Preparation
This project is a great example of why we believe in doing things the right way from the beginning. We could have simply applied another coating over the existing floor, but that would not have addressed the problems underneath. Instead, we removed the failed system, repaired the concrete, and rebuilt the floor from a properly prepared foundation.
The result is a garage floor that looks dramatically better and has the preparation and materials needed to perform for years to come.
